About Mumbai Metro Line 3

The construction of the Mumbai Metro Line 3, or the Mumbai Metro Aqua Line, is being implemented by the Mumbai Metropolitan Development Authority (MMRDA) and operated by the Mumbai Metro Rail Corporation Limited (MMRCL). MMRCL is responsible for the underground section of this 33.5km long route. The metro line from Cuffe Parade and Aarey Colony was announced as a Joint Venture between the Central Government (Government of India) and the State Government (Government of Maharashtra) with a 50:50 sharing ratio. The metro line's construction plan with 27 stations (26 underground and 1 at-grade) was finalised and approved in 2018 at the worth of ₹23,136 crores.

Mumbai Metro Line 3: Connectivity

Mumbai Metro 3 intends to provide commuters with connectivity to suburban railway lines and other metro lines. However, as per the initial plan, no direct connectivity was provided to the airport. The commuters were supposed to exit the underground metro station, come to the ground level and then enter the airport by road. However, under the leadership of the then Chief Minister Devendra Fadnavis, the MMRCL was directed to make direct access from the line 3 metro, the airport and Mumbai Central railway station available.

Mumbai Metro Line 3: Status

The Mumbai Metro Line 3 is divided into two Phases - Phase 1 and Phase 2. Phase 1, stretching from Aarey Colony to BKC, is expected to start functioning by the end of 2023, whereas there has yet to be an announcement for Phase two, that is, from BKC to Cuffe Parade. A recent update by The Mumbai Metro Rail Corporation (MMRC) informs that the construction work of Phase I of Mumbai Metro Line 3 is around 80% completed. This would be Mumbai's first underground metro line.

Mumbai Metro Line 3: Impact on Real Estate

The Mumbai Metro Aqua Line will undoubtedly transform the city's real estate sector. Since its announcement, many residential and commercial developers have expressed interest in projects along the metro line 3 routes. With the first phase of Mumbai Metro Line 3 at almost completion stage, residential properties, micro-markets and commercial projects have seen a boost in demand and prices. Moreover, prices of residential properties near the metro stations are likely to boost, as per some experts, as this line would provide enhanced connectivity with the commercial pockets in the secondary business district in the north and the west.

With around 14 (proposed/ under construction/ in operation) Mumbai metro routes, metro lines are a connectivity solution for lakhs of daily commuters. Once operational, the Mumbai Metro Aqua Line will be one of the most important metro lines of Mumbai Metro.
